Old homes built as far back as the 1920s are steeped in history and come with many stories. They serve as a physical representation of the families and communities of the time, and how they evolved as the years progressed. As well as the aesthetic appeal and renovation potential of a property, the history of an old home is an attractive selling point for many homebuyers. But while age can be an appealing factor, it can also be a drawback when it comes to the functionality of the home – especially with the plumbing.

Many old homes still feature old or even their original plumbing fixtures and systems. Though this existing plumbing may still boast some rustic charm that complements the house, its age means it has likely seen better days and may be doing your home more harm than good. Let’s explore some of the more common plumbing issues that can impact many older homes across Australia.

1. Old and Outdated Plumbing

Much like the human body, repeated usage and the passage of time both combine to diminish the performance of old plumbing. For example, taps can break and result in leaks, while other fixtures like valves, spigots and handles can corrode over time – even if they’ve been made with superior materials.

Leaks, drops in water pressure and corrosion in old and outdated plumbing can lead to more significant problems that may require expensive repairs. If your old home still has its original plumbing, or the plumbing has clearly seen better days, it might be time to consider replacing it.

2. Galvanised Pipes

The pipes found in many old homes are made from iron which have been galvanised in zinc to reduce rust and corrosion. Of course that protection doesn’t always last forever, so when the zinc coating begins to wear away, they do begin to corrode. This can potentially result in the pipes leaking, and water pressure dropping.

These days, homeowners and plumbers alike tend to favour plastic pipes as they don’t corrode, they’re lightweight, easy to install and largely resistant to chemicals. Plastic plumbing pipes commonly come in PVC (polyvinyl chloride), CPVC (chlorinated polyvinyl chloride), PEX (cross-linked polyethylene) or PB (polybutylene). Speak to a qualified plumber about your options to determine the best one for your home.

3. Tree Damage / Root Damage

When you have a 100 year old house, it’s not uncommon to find trees on the property that are as old if not older. And while they might make for a stunning feature, having tree roots as old as the house itself can be a problem.

Tree roots typically don’t make a habit of considering your plumbing when they grow in every possible direction. They don’t have the intuitive ability to detect a pipe and grow around it. Tree roots can – and will – break their way into your pipes and continue to grow, causing obstructions that can result in everything from blockages to water pressure issues and major leaks.

As with many plumbing issues, prevention is better than cure. If you do have a significant tree that has the potential to affect the plumbing of your home, consider engaging a specialist in regular tree root removal. It might feel inconvenient at the time, but will probably be far less inconvenient (and expensive) than repairing or replacing broken pipes.

4. Roof Leaks

Leaking roofs can be a common problem for older homes, due to the wear and tear they endure with the natural passing of time. Water breaching the home through a leak in the roof can result in mould growth and moisture or water damage.

The most common signs of a roof leak in an old home include a water stained ceiling, damaged shingles and moss or mould growing on the walls. If the leak is severe, you may even start to see pools of water or significant patches of moisture forming inside.

5. Faulty Previous Workmanship on Your Plumbing

Previous owners of your home may have taken the odd shortcut here and there with their plumbing, either engaging the services of someone less-than-qualified, or maybe even attempting a DIY job. This can often be reflected in the quality of the outcome, and though they may have taken these shortcuts to reduce costs, may end up costing more for you.

The best thing you can do at this point is to have a licensed and qualified plumber do a full assessment of your plumbing and do whatever is necessary to get it up to standard.

6. Shifting Pipes Causing Pipe Bellies

For old homes that might have their pipes underneath the property, the frequent movement above within the house and even by the house can result in the pipes shifting.

This can lead to the pipes buckling underneath, something called pipe belly, which sees the pipes sloping and hindering the water flow. This can result in substandard drainage, and possibly a blocked sewer due to a build up of debris and waste. This may also lead to your toilet flushing slower than normal.

Old properties certainly have a worthy appeal, but may require a little more work than a more modern home to get it up to scratch. If the plumbing of your home hasn’t been updated in the last 10 or more years, or hasn’t had a thorough inspection by a qualified and experienced plumber, there’s no better time than now to get it sorted.

If you are looking for some easy meals to make this winter, you must bookmark these 6 easy slow cooker meals that make the best leftovers. These recipes are ones I have made and they have literally saved me in the kitchen.

I use my slow cooker all year round – even in summer. We have ducted air conditioning so I don’t find the house gets hotter from the use of our slow cooker. But in winter, it gets a decent work out.

It certainly makes the dinner routine so much easier. I put all the ingredients as needed into the slow cooker (or crockpot) and let the appliance do the cooking.

These recipes are on high rotation in our house and they use ingredients you may already have in your pantry.

Best of all, the leftovers taste great reheated the next day for lunch.

The leftovers should be sealed (straight from being cooked) into a microwaveable (BPA free) container and placed in the fridge. I usually eat the leftovers the next day.

I generally spread our slow cooked meals around so we have a different meat each night or so.

These are my go-to recipes which always turn out well when I make them, and they smell amazing when slowly cooking away on the benchtop.

Drafts come through open windows and while they can be great for escaping steam and moisture, it can also allow cool air into your bathroom space. Ensure your windows are sealed and choose an appropriate window covering suitable for bathrooms to keep warmth in. Use an exhaust fan to remove steam from the bathroom to prevent dampness and moisture build up which promotes mould and mildew.

Layer the floor with mats and rugs

In your existing bathroom, you don’t have the luxury of pulling up the tiles to install underfloor heating. One way to add warmth to the floor is having rugs or bathroom mats to keep feet from getting cool.

Install a heated towel rail

A heated towel rail is an accessory that can be added to an existing bathroom. Some can be ordered with a plug or hard wire. You will need to organise an electrician to install a power point for you for a plug one.

Portable heated towel rails can also be used in the bathroom. It’s a cheaper alternative, but may not give the desired look. A lead will also need to be run to connect power supply. Care should be given when using these types of heated towel rails in the bathroom.

Install a heat lamp exhaust fan

A heat lamp exhaust fan is an appliance that can extract the steam but keep the warmth in the bathroom. They are less cumbersome and can sit flush in your ceiling.

Use a wider shower head

A rain shower head can offer poor water pressure, but what it lacks in pressure, it makes up for in equal heat distribution. A rain shower head can cover the whole body, keeping you warm. Choose a WELS rated rain shower head to prevent a blow out on water use and energy bills.

The right licensed plumber can install this system for you. It’s the ideal way to keep your bathroom warm, when installed in conjunction with the ideas above.

Adding colourful hand towels to the powder room, bathroom or laundry is an easy way to add personality to the space. Even a small block of colour can make a difference in a room.

Our bathrooms tend to be quite neutral, so adding colour through towels is an achievable task anyone can do.

In a perfect world, it would be great to have matching towels, but if the towels you have are still in great condition, don’t update all the towels. Just change the hand towel and choose one which will match with your existing linen.

I bought some hand towels from Kmart for this very reason. I find hand towels wear out quicker due to their high frequency in use. When they need to be replaced, they can be reused to clean around the home.

I personally think the brighter the better when it comes to choosing a hand towel. It’s a fun way to add a bit of art to your bathroom, without placing anything on the walls.

Plantation shutters are on my wish list, but if you’re not a fan, roller blinds are also a modern choice.

Remember when choosing window coverings, they are to allow light in during the day, and peeping eyes out at night.  Choose for both function and style. Once updated, you will be wishing you had replaced them sooner.

3. New Lighting

Whether you choose warm or cool lights, these can improve the brightness in your home.

New lighting doesn’t necessary have to be about what bulbs you choose. Why not add some pendants across your kitchen island or a modern chandelier over the dining table?

When changing the lighting in your home, use a licensed electrician. The hardest part is often choosing the right light fixture to suit the design of your home.

The beauty of using a property stylist is you won’t waste money on buying the wrong furniture or rug again to the proportions of your room. They do the hard work for you.

5. Replace Décor and Furnishings

Some décor can make a room feel too busy. Remove the clutter and only put out items which mean something to you or will evoke feelings of being at home.

Everyone’s interior style is different. The purpose of displaying décor is to make a house a home and to put your personality on display.

Not everything has to be out at the one time though. Swap and change so it feels like a different house without the cost of buying new all the time.

The same can be said for cushions and soft furnishings like throws. Buy well and only replace when the cover is well loved or no long serves a purpose for the sofa.

For the last few years, I haven’t updated our cushions because I’ve been happy with the overall look and feel. But new doesn’t have to be brand new. Op shops and Facebook Marketplace can offer new cushions for a fraction of the price in stores.

Doing The Job I Prayed For

We can often forget what we have now is something we had wanted and prayed for earnestly in the years prior.

Remember you once dreamed of where you are now

Sometimes we don’t realise we are living in the days we prayed for.

Just before Christmas in 2020, I received a Christmas card from a customer at our contact centre.

It was an unusual way to receive a compliment, but one I held onto.

Having worked in the corner of our main bedroom for a few years, I had the odd customer thank me for helping them with their insurance.

Sometimes they would request to speak to a manager to give a compliment. It was encouraged to get customers to write their compliment in. I would share the details, but not all customers would follow through.

But this particular customer did and they went beyond with their compliment. I have kept that card ever since and pinned it on my vision board.

While the card had a lovely compliment for the service I had offered over the phone, that wasn’t the reason why I kept the card.

The customer remembered our conversation. I shared my desire to become a home assessor.  The Christmas card not only acknowledged my dream, they wished me well with my “endeavor of assessing homes.”

Fast forward to last year and an opportunity came where the home assessor role was advertised at work. I went for the role and got it and have been working as an assessor for the last 6 months.

It hasn’t been easy. I’ve had to get comfortable being uncomfortable. Every day is different and I’ve felt overwhelmed on many occasions. Yet despite having some really tough, big days, I know this job is where I am meant to be.

I recently shared about the Christmas card on my vision board with my manager in a one-on-one. He asked if the card was the reason I became an assessor.

The card wasn’t the reason, but the words of encouragement certainly propelled me forward when the opportunity came.

And the remarkable thing is this lovely customer has no idea that her Christmas card meant so much to me. Her words of encouragement fueled the fire to make the ‘dream job’ a reality.  I’m doing the job I prayed for.

I have questioned if the role is right for me as it is demanding. It wasn’t an easy start with so many tech issues.  It’s also been a big adjustment working full time hours during the day. Sometimes I’ve had to work late at night – especially when I was helping the events team with the floods.

However, as Justin Coulson says, “you’ve got to love the hills”.

And this job has been a hill. A big hill. Probably more like a mountain to be honest.

But I’m still climbing and still learning and still willing to be coached to be the best assessor I can be.

I know I’m the right person for this job. I know my why and sometimes the hardest part is remembering my why when it feels so overwhelming and tough.

That’s why the ‘thank you’s’ and acknowledgements along the way can be a spark of encouragement to keep going.

Sending Christmas cards is not really a done thing anymore and writing a complaint can be more satisfying in the moment, than sending in a compliment.

But I do encourage if you experience awesome service, acknowledge it.

Take the time to recognise the good, the better – even the best – because it can build someone up.

You also don’t know how your words of acknowledgement can propel a dream to life.

If you need a dose of joy from one simple outing, head to a field of sunflowers.

Earlier this month, we headed to the Kalbar Sunflower Festival and it was a visual delight.

A field of sunflowers will certainly draw out a smile. It’s truly a sight to behold.

Only an hour away from Brisbane, Kalbar Sunflowers was worth the drive out to visit.

The Sunflower Festival is usually held in March, but had to be postponed this year due to the wet weather.

The festival certainly drew out a great crowd and I was grateful to have bought tickets to  months ago as it was at capacity when we arrived.

While visits to the farm are now closed for the Autumn season, be sure to put a visit on your bucket list early next year. Sunflowers bloom in Queensland from January to March.

Interesting facts about sunflowers

It was an overcast day, but breaks in the clouds allowed sunlight through. Interestingly, sunflowers follow the sun throughout the day and this behavior is called heliotropism. At dawn the flowers will face the east and they slowly face west towards the end of the day.

When looking up close to a sunflower, in the centre you will see thousands of florets. Sunflowers are thousands of flowers in the one head. We had to be careful looking up close though as there would be bees buzzing from sunflower to sunflower.

Sunflowers are also known to absorb toxins and were planted after nuclear disasters in Hiroshima, Fukushima and Chernobyl. The sunflowers would soak up radiation from the soil.

The bright and cheery colour of sunflowers can bring a positive mindset. Lord knows we need some brightness after a dim quarter the year. It’s been a challenging few years for many. While I don’t believe sunflowers themselves attract good fortune, they can certainly help one feel less hopeless and more hopeful.

2022 floods will take a while to recover from

Last weekend was officially my 4 year work anniversary. So much has happened in those 4 years. And there is a lot of work ahead for myself and my colleagues with the 2022 floods which have devastated much of Brisbane, South East/West QLD, Northern NSW and now many parts of NSW and Sydney.

This week, I will be out on the road assisting customers affected by the floods in my recently acquired role as Home Assessor.

I’ve been in the role for just over 3 months. The last time I shared about my work, I was backfilling as a team leader. And while I learned a lot in that role and had further opportunities that came my way, it was a lily pad to launch to the area I really wanted to work in.

When the role opening became available in the assessing space, it was a now or will I ever reaction. Long story short, my application and interview were successful and I got a Secondment.

I went through 6 weeks of training last November and I have started going out by myself to assess properties in January. I’m in the team called “BAU – Business as usual” which looks after the claims that are non-major event related. Examples of the claims are escape of liquid (flexi hose leaks) roof leaks, impact, theft, malicious damage or fire– just to name a few.

Getting used to full time work has been challenging for me. Understanding a new role and procedures and making decisions while trying to juggle family life – I won’t lie it has been stressful.

The floods have added another layer to this job. Getting around Brisbane with road closures to assess has added a different level of stress. I have driven towards a few of these over the last few weeks and had a few detours.

This past week I had no time to really reflect on International Women’s Day or World Plumbing Day due to the demands of work.

I am grateful my trade background helps me when assessing properties. I’m also thankful for strong women at work who have helped me while I navigate the ropes. But sometimes I do feel out of my depth.

While we think about extreme weather events for insurance, there are also the everyday unexpected events. These events continue to happen even when a natural disaster occurs. They can cause extensive damage to a home and trauma to those who have experienced the event.  Assessors are still needed to assist with these claims.

Even though I’m part of that team, I have been asked to assist flood claims due to influx of assessments needed to assist with. While I feel it a great privilege to help (and part of me does feel as if it’s a revolving door moment as the 2011 floods ceased my maternity leave after having Esther ), I’m also nervous.

There are so many things that are out of my control that will impact people’s experiences and expectations of the recovery process.

The trauma experienced from this recent flooding is colossal. And the conglomeration of financial and emotional impacts of the COVID19 pandemic will test our resilience and endurance.

I had a friend share this diagram with me and it nails the emotions on the head with recovery after a disaster or an extreme event.

Everyone wants to get in and help and we are in the inspiring-restored-faith-in-humanity stage of heroic rescues, cleaning up and donations to appeals and auctions. But soon there will be a dip and it will take discipline to not allow negative thinking get the better of us. It’s natural to be emotional. This recovery is going to be a marathon, not a sprint.

I have a few concerns with these floods and the impacts to our wider community. Here are some things to be mindful of and some solutions.

Realities that will impact recovery process

More Wet Weather Events

We still have another 2 months where cyclones can still form and wet weather systems can cause havoc. (I personally follow Brisbane Weather for updates) We need to anticipate these could hamper recovery efforts.

I’m thinking of Maryborough who were recovering from a catastrophic flood in January this year and are now dealing with the effects of this recent flood.

Consider what maintenance you can do now to your own home if you haven’t been affected by the floods. This frees repairs and resources to assist those impacted by the floods. Clean out those gutters and down pipes you’ve been putting off. Install that storm water drainage. Do what you can to get your house best prepared for storms.

Widespread Damage = Overwhelming Needs

We all know someone who has been affected by the floods. The damage is widespread and therefore will require extensive resources and human power to assist with the recovery efforts. Everyone can do something to help though.

COVID19 Impacts to Building Supplies

Building supplies have been impacted from COVID19 for the last year. The bushfires of 2019/2020 diminished our timber supplies.  Lack of building supplies will draw out repair timelines. There’s no getting around it – we can only get through it with a lot of patience.

Not enough hands

The damage has been widespread and there can only be so many assessments that can be done in a day.

Builders are under the pump.

The ADF are hands on deck assisting with the clean up.

It can feel like there aren’t enough hands to help the staggering pile of needs.

Patience is going to be tested. It’s ok to be disappointed by the length of time for works to proceed, but it’s not ok to take it out on the people on the ground assisting where there may be not enough daylight hours or labour or even materials to get it done sooner. Kindness goes a long way.

Lack of rental properties

With a market which is already struggling to keep up with demand for housing, there will be people needing homes to live in.

Consider offering your Air BnB as a temporary place for those affected by the floods. If you have a camper trailer or caravan, could you hire it out?

Can you offer a spare room in your house as a refuge for people who have been displaced from the floods? People are currently sleeping in cars due to the lack of available properties and the cost to rent them.

Goods shortages

The demand for furniture and appliances will skyrocket and there have already been waiting periods for furniture due to the impacts of COVID19 on manufacturing. Let’s not talk about the lead times for deliveries of these items either. It might be time to invest in picnic rugs or camping chairs for a while when waiting for furniture to arrive.

Wait times for new cars

New cars have a wait time for up to a few months, sometimes a year.

Second hand cars are often selling for new car prices as a result. For those who lost their cars in the floods, it’s going to be another stress to find a replacement car. For families with 2 cars not impacted by the flood, could you loan your second car for a period of time to help a family who has no mode of transport? Maybe even sell it?

Underinsurance

Little understanding of the cost to rebuild a property and the increased cost of building supplies has impacted the repair costs significantly. Underinsurance is financially devastating. While not much can be done to change the sum insured once an event is over, wise decisions can be made on how to best deal with the outcomes of recovery.

Not salvaging enough

A lot of building waste and material waste occurs in the building industry and the same occurs when there is a catastrophic event. Unfortunately, not everything can be salvageable if it’s been in black water.

Repair and replacement methods can be argued over with water heights when it’s been grey water or simply clean water inundation. Make wise decisions and trust experts who are qualified to give recommendations. Avoid engaging with ‘storm chaser’ trades that offer to handle your insurance for you.

With the floods starting to recede and the clean-up beginning in various communities, consider how you can help practically and financially to people who have been impacted by the floods.

The impacts are far and wide. Don’t forget people can be impacted even if they didn’t lose their home. They may have lost their business or their job because their workplace went under.

Donations are great if they’re brand new and are something the insured will use or want.

Just be mindful that donated goods – even new stock you haven’t been able to sell – could be adding unnecessary stress if they aren’t needed.

Cash and gift voucher assistance are better ways to donate. A supply of meals or an offer to pay an insurance excess can be a godsend to those affected by the floods.

Practical ways to help flood affected people that don’t involve money could be

  • Can you offer to take rubbish to the dump if you have a ute or trailer? Or can you assist with salvaging items by washing clothing or supplying containers for items that can be sorted into piles to clean?
  • Could you offer services to test electrical appliances (if qualified electrician) or do a plumbing check over the fixtures in a property (if qualified plumber)? Fully inundated properties will need appliances replaced. Could you supply the appliance by covering the cost?
  • If you’re in an area not impacted by flood, could you offer your home as a delivery address for new items of contents while the insured cleans out their home and sorts out their claim with insurance? Could your home be a place to store undamaged contents?
  • Could you cook a meal or supply lunch or snacks for during the day? If you don’t have capacity or time to cook, could you shout out a family dinner? Sorting out food is one less decision to make when sorting through belongings or dealing with recovery.

There are so many ways to help, and the needs will feel overwhelming. But helping one person at a time is a great start.

On a personal note, while there are various appeals to donate to charity, I’ve personally chosen to donate direct to people who have lost their homes and cherished belongings. I’ve donated to Go Fund Me campaigns as they’ve come through on my Facebook feed.  I know the money will go directly to the individual or business impacted from their loss.

And even though I won’t get a tax deduction, I much prefer to know my money is going direct to the flood affected business or person. But you choose how you feel led to give.

On a final note, everyone can do something to assist. A million small acts of assistance can amount to a big impact. Don’t underestimate the small part you can play in the recovery process.

The laundry has come a long way over the years. It’s become a space to inject some style and functionality in what has been a forgotten room of the house.

While some of us dream of a mud room with plenty of storage and bench space for baskets of clothes, many of us only have a small area to work with.

This was the case with this laundry. Its simple design is one many of us relate to with the top loader washing machine and its exposed water lines and waste connection into a compact stainless steel laundry tub and cabinet.

There is no bench space to be seen and limited storage.

But a simple swap to a front loader washing machine allowed for a new bench. Wall mounted cabinetry and a new cupboard underneath has turned what was just a practical space into a stylish and functional laundry even I’m envy of!

  • Cupboards, Hanging Rail and Sink are from IKEA.
  • Bench and tap are from Bunnings.
  • Washing Machine was from Harvey Norman.

Bathrooms are meant to be hygienic and clean, but occasionally they can produce a strong waft. Here are five reasons your bathroom smells like a sewer what can be done to remove the pong.

1. Dry Floor Waste

A dry floor waste is usually the most common reason your bathroom smells like a sewer because it’s literally letting the sewer gases escape through the opening in the floor.

The floor waste is the grated drain in the middle of your bathroom. The grate can be removed and a torch can be used to check the water seal at the bottom of the waste. If you can’t see water at the bottom of the drain, the floor waste is dry and it’s allowing sewer smells to come straight up into your bathroom.

It’s an easy fix and requires running water down the shower, bath or basin to recreate the water seal. If the water doesn’t sit at the bottom of the trap, you will need a plumber to investigate why.

If the floor waste is in a bathroom that is used for storage, fill a bucket with water and pour it down the grate. The shower waste also needs to have a water seal so check this when checking the floor waste.

2. Blocked up fixture traps

There is a trap under your basin, bath and shower. This can accumulate with congealed waste over time made from toothpaste, soap and hair. The bacteria in the trap can cause an odour in the bathroom.

There are a few ways to fix this.

One way is to use a natural cleaner to remove the smell. Another is it to use a drain clean machine for a deep clean. For a basin waste, you can replace the basin trap, including the plug and waste.

3. Perished rubber seal on toilet pan connector

An unconcealed toilet trap has a rubber seal on the toilet pan connector. Plumbers know this as the pan collar.

Occasionally the rubber seal perishes over time allowing sewer gases to escape into the air. It’s best to call a plumber to fix this one as they should replace the rubber seal which means the toilet pan will need to be taken out.

However, if the toilet pan is difficult to remove, the plumber can mould an epoxy sealant (like ferope) over the rubber to recreate the seal. In some situations the whole pan connector can be replaced.

This is less obvious with concealed toilet pans. Have a sniff around the toilet to identify if the smell is coming from the toilet area.

4. Lack of ventilation

A steamy bathroom creates the perfect environment for mould and mildew to form.

The best way to avoid mould in the plasterboard walls or on the ceiling  is to have a window open while showering or turning on the exhaust fan to suck up the steam.

Mould can also be formed from a gradual water leak within the bathroom walls. It’s best to get a plumber to locate the source of the leak and fix it to prevent more growth as this can turn into a health hazard.

5. Partially blocked toilet

A blocked toilet will always smell. Plunging the toilet yourself can unblock the toilet, but if it doesn’t, a plumber will need to be called with a drain cleaning machine to remove the blockage.

Wall mounted tapware have been a popular style of tap for showers and baths. But more recently, in wall basin mixers have become a trend.

There are many benefits to having taps installed in the wall, but there are also some key considerations if you decide on this style of tap above your vanity.

Here are some things to consider when deciding on in wall basin mixers.

Save bench space

One of the reasons many opt for a wall mounted mixer is because it saves having a tap installed in the benchtop. This can be beneficial if you are wanting a vessel basin and have opted for a slim vanity bench. To save space, a wall mounted mixer is one way to grab back much needed bench space.

 Makes cleaning easy

Wall mounted mixers also make cleaning the bench easier as you don’t have to clean in between tight spaces. When splashed water finds it’s way into tight spaces this can promote mould growth.

Looks modern

Mixer taps are a more recent design in tapware, so the adoption of wall mixers has generally been a slower process. But more and more bathrooms are adopting this style of tap – especially in the shower. When installed over a basin, sink or bath, it offers a contemporary look.

What you need to know BEFORE you decide on in wall basin mixers

If you decide to have this style of tap installed, measurements are crucial. Let your plumber and builder know at the beginning of the renovation or new build, as the services will need to be roughed in the correct position.

Should the mixer be roughed in the wrong position, this can potentially affect the whole design aesthetic of the bathroom. The matching fixture will need to be moved to meet the spout to look balanced in design and to catch the water from the spout.

Generally, the spout will be installed above the basin in line with the waste. The tap handle will be off centre but still in close proximity to the spout.

Before demolition, a detailed plan with measurements of where the tap and spout needs to be will ensure the tap is in the right position, above the basin/bath/sink.

Where to purchase wall mounted tapware

When you choose your wall mounted tapware, choose a reputable brand that has longevity.

Usually a mixer will last a number of years and can be fixed by replacing the cartridge.

But if you’ve chosen an unusual or cheaper brand of mixer, the moment it starts to leak, your plumber may find it difficult to locate the right cartridge.

If a cartridge can’t be sourced, the taps will need to be ripped out – which will incur considerable cost if the splashback needs to be impacted from the removal.

Always purchase your wall mounted mixers from a reputable plumbing company like Reece or Tradelink as they will usually be able to source the right cartridge, should your mixer need it.

Another important note is check your spout will reach the basin. The right length spout shouldn’t flow on the basin mount. It should flow into the basin itself.

Be wary of any cabinetry or mirrors that are installed above the wall mounted mixer.

Usually the mixer will have a flange or plate that conceals the hole where the mixer has been installed.

Also make note of whether the lever will point north or south. The tap handle will need room to move so the water can be turned on and off. You don’t want to have cabinetry above the lever that makes turning the tap handle difficult.

With good planning and design, you should have no issues with this style of mixer.

At the beginning of each year, I do a round-up of the bathroom trends we will see emerge in popularity. Many of the bathroom trends in 2021 will continue to be prevalent, but some new inclusions will give your bathroom an edge.

Black and White Fixtures

Simple and classic, the humble black and white bathroom will be seen in many renovations.

The installation of black tapware with white fixtures is an easy bathroom colour scheme to incorporate.

Also, the impact of supplies will draw design decisions on what is readily available. White fixtures, be it your basins and freestanding baths will be more easily sought than your stone and coloured varieties.  Matt black tapware continues its reign as tapware finish of choice.

VJ Panel

Wall Panels will have a big moment in 2022. Exploring vertical lines beyond the Kit Kat or linear subway tile will be pursued with the installation of VJ panels on the wall or ceiling.

The sky is the limit or rather the ceiling is the limit with paneling. Will be interesting to see the longevity of this product after 3 years of constant exposure to moisture in the bathroom.

Hiding useful spaces in the bathroom with clever storage will keep mess contained and offer an instant change of scenery in the bathroom. Spending much of our time at home for the last two years, change is as good as a holiday. Closing in a space and reopening for use can instantly create that yearned for change.

Blue and Green Colour Schemes

The attraction of the outside world be it a rainforest or waterfall will heavily influence colour schemes in bathrooms for 2022. From sage green to ocean blue, these colours will add much needed colour to the bathroom.

Curves and Arches

Arched mirrors and curved shower screens will continue to soften bathrooms. Curves and arches work best with curved tapware and fixtures. Angular basins and square mixer tapware will be less popular.

The desire for hard-wearing finishes with tapware will see many reach for PVD tapware. Move over electroplated – PVD is the finish which won’t show scratches or dents.

Space permitting, bathrooms will have the best of both worlds with double showers and double basins. Where it used to be one or the other, why not have both if space permits?

The Australian Waterproofing Standards for bathrooms is essential knowledge when planning your renovation.

Faulty waterproofing is one of the top three building defects in Australia so it’s important to understand this crucial foundation for your bathroom.

The cost of inadequate waterproofing

Inadequate waterproofing or poor installation has seen premature deterioration of a room which should last more than a decade.

Structural damage to your home and an invasion of termites can also be worst case scenarios when waterproofing has not been installed correctly.

If you engage with a licensed builder for your bathroom renovation, request a compliance certificate after installation of the waterproofing.

Owner managed bathroom renovations should be aware of what the Australian Waterproofing Standards are and ensure the installation is compliant.

This post will outline the essential information you need to know about waterproofing and the signs where your bathroom may not be meeting those standards.

Signs your renovated bathroom hasn’t been waterproofed correctly

The common signs of a failed waterproofing membrane include

  • Constant water seepage through the grout
  • Squelching of tiles on the bathroom floor when stepped on
  • Water runs from the hob of the shower enclosure
  • Black mould growth on adjacent plasterboard walls
  • Water marks on walls and timber rot
  • Moisture or water damage to structures or rooms underneath the bathroom
  • Termites
  • Structural damage to beams and timber flooring beneath the tiled floor (for second storey houses)

What is Waterproofing?

Waterproofing is a barrier than prevents water from travelling outside a wet room’s walls and floors.

A membrane is applied to clean and dry floors and walls in the bathroom before the tiling. This prevents moisture from escaping the room which can cause structural damage to the home if not contained.

Waterproofing must be installed to meet the Building Code of Australia and Australian Standards AS3740-2010 Waterproofing of wet areas in residential buildings.

Who can install waterproofing in Australia?

If you reside in Queensland or New South Wales, waterproofing must be installed by a licensed waterproofing technician. Specifically for QLD, if the work is to be more than $3300, you must hold a license to install it. Before you hire someone, check they have the right license and insurance to do the waterproofing.

You can install waterproofing yourself if you live elsewhere in Australia (still check with your state and local laws to be sure), however it is recommended to hire an experienced waterproofer who can guarantee the installation.

Ensure you receive a compliance certificate by the waterproof installer to assure the waterproofing has been installed to Australian Standard AS 3740.

Australian Waterproofing Standards Measurements for  Bathrooms

The Australian Standard Measurements for waterproofing bathrooms are as follows

  • Entire floor of a bathroom floor should be waterproofed if on a second story or higher
  • Full floor in a shower must be waterproofed. If it’s a wet room bathroom (open shower) the full floor will need to be waterproofed
  • Wet bathroom walls need to be waterproofed to min 1500mm radius
  • Hob onto bathroom floor should be waterproofed min 100mm
  • Walls encasing a bathroom should be waterproofed minimum 150mm
  • Two walls which meet at the vertical angle for a corner shower must be waterproofed to  min 1800mm

A licensed waterproof professional will know these standards and ensure the application is installed to meet the minimum requirements.

But if you reside outside of QLD or NSW and decide to install the waterproofing membrane yourself, these are the minimum requirements you need to know.

What can undermine a waterproofing installation?

A waterproof membrane can be compromised if

  •  Correct sequence of installation hasn’t been followed
  • Membrane hasn’t been allowed to cure for enough time before tiles are laid (usually around 5 days or instructions detailed by manufacturer)
  • Punctures from holes drilled into the walls for fixture installation or shower enclosure
  • Poor quality product installed
  • Inadequate silicone application
  • Loose flanges around wall penetrations

How to fix an inadequate waterproof membrane

There are a few options to fix an inadequate waterproof membrane.

Often the first option is to demolish the bathroom and start from scratch again. Ensure the second time around the application of the waterproof membrane is done by a qualified professional.

The second option, which is only a temporary fix, is an epoxy treatment to the tiled floor. It’s a protective barrier to stop water from seeping through the bathroom floors and walls. Engage with an experienced installer for this type of application to ensure it’s the best solution for your bathroom.

Alternatively, in some cases if the waterproofer can ascertain the type of waterproofing product used and can match it, sections of the bathroom may be able to be fixed without a full demolition.

It’s best to get a professional opinion though for the rectification.

Essentially, waterproofing is not something to be skimped on in a bathroom renovation, but it’s a common fault and can be costly to fix.

If you want your newly renovated bathroom to be around for a long time – don’t compromise on the waterproofing. Do it right the first time and your future self (and any new home owners) will thank you for it.

A warning has been issued on newly renovated homes as the hot housing market attracts buyers from down south. Renovations can disguise termite and structural damage which can cost new home owners thousands to rectify. 

The pull of a newly renovated home can be hard to resist when buying a property. But it pays to organise professional inspections before you settle paying off a mortgage in a seller’s market.

With an increase of renovation projects conducted over the last two years due to the COVID pandemic, and a lack of trades due to increase demand, being cautious about the workmanship of the renovation is understandable. Could the renovation be masking costly repairs once you become the new owner and move into the home?

What essential checks should be made on a newly renovated home?

It’s vital for the correct checks to be made by the solicitor before the sale becomes unconditional.

At a minimum a building and termite inspection should be conducted. The solicitor will also check on any issues with ownership or development of the property. For example have the renovations or extensions been lodged and approved through the local council?

Defects found after moving in

The key pain points many new owners find themselves with after purchasing a renovated property include

  • Poor waterproofing in the bathroom resulting in a full bathroom renovation to rectify
  • Termite damage concealed with new plasterboard and painting requiring costly structural work to fix
  • Lack of stormwater drainage or downpipes with incorrect point of discharge so whenever  it rains or storms, the backyard floods like a pool
  • Wood rot painted over or covered over with lino or wall paper
  • Mould spores concealed and painted over
  • Flexi hoses strung through all the walls for water service in the bathroom
  • Taps and sanitary fixtures installed with no approved watermark rating
  • Retaining walls not built to code
  • Roof leaks – concealed with new paint on the plasterboard ceiling

Unfortunately, many of the issues come to light once the new owner moves into the property and it then becomes the owners responsibility to rectify.

A key issue in this current market is if a home has been bought at the higher end of the scale, it can be difficult to finance the repairs once they occur.

Despite the warning about renovated houses, it can land on deaf ears as the demand on housing has increased in Brisbane. In fact last year saw the highest growth in the housing market since 2002.

Demand for housing has seen properties with significant damage be purchased for sale. While the sale price reflects the known defects of the house, a renovated property masking flaws can be purchased for a much higher amount.

Whatever is decided when purchasing in this market, ensure the right inspections of the property are made. While they can be costly during the pre-purchase period, they can at least prepare you or deter you on your new investment.

If you’re looking for a way to organise kitchen drawers, invest in some dividers.

One area of our kitchen I’ve been meaning to organise is the utensil drawer.

It’s been a battle to find the ¼ cup to the tea strainer and there’s always the open prong of the tongs keeping the drawer shut.

Entertaining in our open plan kitchen has meant we have many tongs and salad servers to match every bowl and platter in the house.

It’s always a mess and takes a few minutes to find the utensil we’re looking for.

I finally bought these kitchen dividers from Kmart and you can see the world of difference they’ve made to my utensil drawer.

We have a canister near the stove top with our most used utensils. It sits next to the knife block. I also keep the BBQ utensils with the tray we serve our meat on.

The third drawer down holds all the cookie cutters. I find keeping these separate in their own containers makes it easier to find when needed.

Of course, I culled a few items from my drawer – mainly those Tupperware prizes of utensils that seemed like a grand prize at the time but have never ever been used.

Christmas Decorating in Our Home

Christmas decorating in our home can be best described as a mish mash of themes but also a hint of traditional colours of red, white and green.

We tend to decorate late November to enjoy the change of scenery in our home, but also to work out if there are any gaps in decorating.

This year, the Christmas tree was decorated with red, white, rose gold, black and timber decorations. My pom pom Christmas tree skirt adorned the bottom of the tree perfectly.

Love when the lights go on. We bought an Aldi tree last year with the lights in the branches = game changer!! No lights to untwist or wrap around the tree!

I also love bright and bold colours at Christmas time. I bring out my rainbow garland and Christmas tree advent calendar each year to display on our console. This year we have a new console as we upgraded our dining table. It now sits at the opposite side of our dining area.

These decorations come out every year. I have a Babushka Doll Nativity set. It’s a miracle Jesus is still in the set as he would always go missing when Phoebe was a toddler!

The new addition to the console was a live Christmas Tree Kokedama, which has suffered a bit from being in 24/7 air conditioning.

It was a purchase from the Southbank Markets from FlowersPlus. We added festive lights and it’s been a welcome sight to our Christmas decorating.

I also ordered a wreath from Catrin’s Christmas Creations. Catrin is the daughter of a dear friend and work colleague who was taking orders Australia wide to create stunning Christmas wreaths.

Christmas decorating should be fun for the whole family to get involved. It certainly brings the spirit of the season into the home. Childhood memories are built when you bring the same decorations out each year.

After building our collection of baubles and decorations, we can choose what theme we go with.

But the favourites still come out year after year even if they don’t match with the theme.

If You’re Grieving this Christmas, Look at the Stars

Every Christmas I have one song which becomes an earworm for the whole festive season.

It’s not Mariah Carey’s “All I want for Christmas is You” nor Michael Buble’s, “It’s beginning to look a lot like Christmas,” although they do become a bit repetitive at this time of year.

“Christmas Star” from Home Alone 2 is the earworm which somehow brings all the emotion of Christmas in a choral orchestration. It’s the solemn background music to the scene where Kevin waves to a child in hospital who will mostly likely be there on Christmas Day.

The earworm prompted a Google search for the lyrics and song. When you read the lyrics, you can’t help but sing the solemn tune!

Without fail, we watch all the Home Alone movies at Christmas. It’s become somewhat of a tradition. But as soon as we watch Home Alone 2 and I hear Christmas Star, it stirs up deep feelings within me about Christmas.

It renders a reminder not everyone will be celebrating Christmas at home this year or it will be a different Christmas as it will be celebrated without those who are dear to them.

For some, it’s their first Heavenly Christmas (much love to our Senyard family and friends as this will be the first Christmas without our beloved Poppa) and for others it’s probably the last Christmas earth side and will require all the energy to create memories and take in the spirit of the day.

We make Christmas in our household fun and exciting.

It’s also messy, chaotic and exhausting. There are lists and organising, working full time and researching what to do with the elf which ends tonight – praise Jesus!

We somewhat still live Christmas through our girl’s eyes.  The anticipation for Christmas Day is joyous and it’s been a welcome distraction this year while COVID cases rise as borders open.  Staying home is the safest place to be in case of unexpectedly being caught out at a hotspot.

I take comfort in the first Christmas though, where Jesus was born – in a barn – far from Mary and Joseph’s home town, with no close relatives nearby and where what was available was made do for the birth.

The only sparkle was from the Christmas Star above, guiding the wise men to the Messiah’s birth location.

While the wonder of the birth of Jesus and how this gift was for our redemption will never dull for our family, it takes daily contemplation. And sometimes faith can be rattled by worldly events and tragedies, making Christmas less exciting than previous years.

But the stars continue to remind me otherwise. I’m not alone and wonder can still be found despite the tragedies and heartbreaks which unfold.

It’s been a shitty year for so many. In fact it’s been a few shitty years in a row and it can be so very hard to see any sort of light in the dark tunnel we’re finding ourselves in.

With business closures, lost jobs, lack of affordable housing, turbulent relationships, decline in mental health, segregation – with freedoms being removed and unexpected tragedies – no wonder the Christmas spirit is dire.

And this may be why Christmas Star has become an earworm – especially this Christmas.

The star is simply a symbol – a reminder of what’s most important at Christmas. A visual sign to Creator God who sent us his son Saviour Jesus to bring us home. Where home is close companionship with Him whether Earth side or Heaven side.

If you’re grieving this Christmas or it’s just not the Christmas you’re used to, look to the stars. Don’t read them – simply look at them and open your heart to wonder.

Pray to the creator and lay out your feelings and hurts. Be forthcoming in asking for needs that need to be met both now and into the New Year. (If you can’t see the stars – look at Christmas lights or check out the wonder of these images)

May the brightness of the stars and your gut wrenching prayers to God guide you home. May they bring peace which transcends all understanding, comfort and joy into your heart for Christmas Day.
